LOVELY OLD COLOMBAGE SCHOOLHOUSE SURROUNDED BY VINEYARDS
(Gers)
€ 179,000
This is why people move to France - to come and live in an idyllic spot like this. What an absolutely enchanting property this is. A former school house, it is just the sort of place where one can imagine a young Marcel Proust sitting at his pupitre composing his first essay whilst looking out of the window over the vineyards. What's really pleasing about this property is that no one has mucked about with it. The colombage hasn't been rendered over, all the beams have been left untouched, the lovely original tomette tiles are still there, and where there has been restoration it has been done with great sensitivity. This is such a wonderful place it is difficult to understand why the owners wish to leave, but apparently a love of horses just beats their love of the house. Fair enough, 3750m² may not be enough land for a horse, but it does give you a very nice garden with plenty of room for the swimming pool (an attractive figure of eight shape), trampoline, boules pitch, croquet lawn, dogs, cats, children etc that a house like this really cries out for. However, if you're thinking that 3750m² of garden isn't enough for you, remember that you're surrounded by hectares and hectares of vineyards which, because there's no fence, feel very much as though they're part of the garden… which incidentally could actually turn into reality if you were so inclined, as there's a possibility that they may become available for sale. Any budding vignerons out there?
Currently all the habitable space is on the ground floor, with the substantial first floor to renovate. All told there is some 250m² of habitable surface area, and once you have added the 60m² barn (currently being converted into a huge kitchen/living area) you will have a sizeable house. Alternatively, if you were wishing to do gîtes or chambres d'hôtes, you could leave the house in its current layout, and let out the first floor which conveniently has its own separate entrance.
Despite the delightful countryside setting, the property is conveniently located at the edge of a small village and is only minutes away from the town of Nogaro.
The property comprises:
On the ground floor:
Double doors open onto the hall which runs the length of the house with exposed beams and original tiled floor. The living room has a large fireplace, woodburner, exposed beams and tiled floor. There are currently three bedrooms on this floor, as the upstairs has not yet been renovated. Kitchen. Bathroom and separate WC. There is access through to the barn (60m²) at the rear of the house, which is being renovated to create a new kitchen and has a new Heritage range to provide heating and hot water. Door to stairs.
On the first floor:
There is a huge amount of space on the mezzanine landing (approx 50m²) with a new water heater. Steps to another living room with tiled floor, fireplace and brand new woodburner. There are three further rooms. Apart from the tiled floor and fireplace, everything on this floor needs renovating.
Outdoor space:
Pool 10m x 6m in a "double bubble" (figure of eight) shape. Garden of 3750m². Views over vineyards to the front and side.
